Frank and Angela had their home on the market for 11 months and it didn't sell. It's a nice home on a large lot (100x207), but on a back lane street facing the parking lots of commercial buildings. After we got the listing, we marketed as a subdividable lot and tried to attract those oversea buyers that want long term investment. Finally, it was sold for more than it was previously listed.
We found them a newer home (5-years-old) on a smaller lot (40x140) but closer to their sons in Coquitlam. Their grandchildren are within walking distance and can visit often while, at the same time, they can still enjoy gardening in the back. Best of all, they still have extra money from the equity of their home to open up a family restaurant - after they spent three months visiting their family in Italy.

Maria had her house listed with a church friend for over three months and it didn't sell. It was on Capital Hill with a lovely view, big lot (over 9,000 sq. ft.), swimming pool at the back. I immediately know I have to market it differently. My partner and I had it sold 14 days before ot started to snow.
Maria was so glad because she already bought a townhome without putting a subject to sell her home.
She is now enjoying her nice deluxe townhome which also has a lovely view. I always visit her on her birthdays.

This is a beauty but it is on a busy street. Rose had her lovely home listed with a family friend, however, it didn't sell. I was lucky and found a family that just came from Hong Kong who appreciated the quality of the house and didn't mind the traffic. The house was sold in three days after we got the listing at a very good price for a slow market like this. Rose is my biggest fan now and she has already referred four parties to me. I really have to thank her for it.
I believe that there is always some way I can promote my product to the right parties. Rose is now happily settled in her farm in Surrey.

5635 Halifax Street, Burnaby, B.C. It was the first sale in my real estate career. I sold it at 'open house' with two parties fighting for it. (Both were my buyers). Finally sold for more than was asking for. It was not my listing, however, I believe that if you try hard enough and do your best, you can achieve everything. Mr. and Mrs. Anderson is now living happily in their beautiful custom-designed home in Kelowna, B.C.

Lorenzo and Maggie had lived in their home for 16 years. It's in a lovely area of Killarney. Over the years, they had converted this property into a mini paradise with lovely landscaping, Bonsai trees, fish ponds with water lily. Birds singing on the tree branches inside their custom-built cases as well as a lovely rabbit hopping freely in the backyard.
However, the house was a O/T, 992 sq. ft. 1 level with only 1 bathroom which every morning Lorenzo, Maggie and the two teenage daughters had to fight for. I had it marketed in such a manner that it won't be sold as lot value. Finally, it was sold for a very good price. For $7,000 more, I found them a place in the South Slope in Burnaby with a fantastic view, with a double-sized lot than they previously had (66x120) and they didn't have to fight for the bathroom. We became friends and I am their realtor for life.
